Carpet Cleaner That Comes Back Free If Pet Odor Returns
Short answer: Yes. At Colorado Choice Carpet Cleaning, if a pet stain or odor I treated comes back within 30 days, I come back and re-treat it free. The guarantee covers every spot treated with my $45-per-room pet stain and odor treatment. I'm Mark, the owner, and I've cleaned carpet across the Denver Metro for over 23 years, so I've seen what happens when a company won't come back.
Here's exactly what my guarantee covers, why pet odor comes back in the first place, and four real jobs that show the difference.
What My 30-Day Pet Stain and Odor Guarantee Covers
Pet stains I treated that reappear within 30 days of your cleaning.
Pet odor I treated that returns within 30 days.
The return visit and re-treatment, at no cost to you.
It applies to every job that includes my $45-per-room pet stain and odor treatment. If a treated spot or smell comes back, call or text (720) 730-8055 and I come back and re-treat that area at no charge.

What It Doesn't Cover
New accidents after the cleaning. It covers the spots I treated.
Spots that didn't get the pet treatment. The guarantee is tied to the $45-per-room pet treatment.
I'd rather tell you that up front than have you find out on day 29.
Why Pet Odor Comes Back After Cleaning
The urine never left the pad. Dog and cat urine soaks through the fiber and backing into the pad, where it dries into uric acid crystals. A surface cleaning leaves them there.
Heat and humidity wake it up. Those crystals pull moisture out of the air and reactivate with heat. In Colorado that's the furnace in October, or a hot afternoon in a closed room.
Not enough dwell time. Chemistry that hasn't had time to work at the fiber level leaves odor behind even if the stain lifts.
Wicking. Soil and moisture trapped in the backing rise to the surface as the carpet dries. It's a known reaction, not always a bad job, but it needs a return visit.
4 Real Jobs
Centennial: rental turnover, $299, same day
A property manager called about a rental where the outgoing tenant said she'd cleaned. I found dozens of bright yellow pet stains, gray traffic lanes and dog urine odor throughout, and the owner was talking about replacing the carpet. I used ODORx Un-Duz-It Unleashed with about a 45-minute dwell, extracted with the truckmount, and re-inspected before I left. The unit was ready for the next tenant that day, and every treated stain and odor was backed by my 30-day guarantee. His words: "You saved me, man." Read the Centennial job.
Highlands Ranch: Diana's stairs, fixed free
Two days after we cleaned Diana's staircase, a stain came back through the fiber. It was wicking, which happens on roughly 2–5% of jobs. We went back, re-inspected the treads, ran a deeper extraction pass aimed at the pad, used a slower-drying technique on those treads, and confirmed the stairs were clear before we left. She paid nothing. My rule: "if it's wicking from our work, we come back and finish the job right." Read Diana's job.
Highlands Ranch: the company that wouldn't come back, $139
Robert's stairs and landing kept re-staining after another company cleaned them, and that company declined to return. His renter was moving in Monday morning. We were there by 5 PM Sunday, diagnosed wicking on the treads, risers and landing, scrubbed a neutral cleaner into each stair, and rinsed with low-moisture extraction. Dry and clear before we left, $139. That's the call nobody should have to make. Read Robert's job.
Castle Rock, Sapphire Pointe: paid twice for the same stairs, $199
A homeowner paid a low-moisture company to clean 40 stairs her dogs had been using. The smell came back within days. We did all 40 the same day with enzyme and Water Claw sub-surface extraction for $199. A guarantee is only worth something if the method reaches the urine in the first place. Read the Castle Rock job.

How I Know Colorado Pet Odor
I'm owner-operated, based in Castle Rock, and I've worked pet jobs from Centennial rentals to Highlands Ranch staircases for over 23 years. The thing that brings most callbacks in this state is the heating season: October through April, forced-air heat reactivates uric acid that seemed gone all summer. My heating-season pet odor post explains it. I'm IICRC-certified, BBB-accredited, with hundreds of 5-star Google reviews, and I follow the IICRC S100 standard. The full guarantee terms are on my stain and odor removal page.
