Puppy Urine Before a Landlord Inspection in Denver: $259
Short answer: Yes, puppy urine can come out of carpet the same day, even when another company says you need new carpet. This Denver renter had 16 puppies, two large basement rooms full of urine, and a landlord inspection the next morning. Oxi Fresh came out that morning, said it was too bad, and told her to replace the carpet. My crew got there by noon, used three gallons of treatment, and when we left the smell was entirely gone. $259. I'm Mark, owner of Colorado Choice Carpet Cleaning, and I've cleaned carpet across the Denver Metro for over 23 years.
The Call: A Landlord Inspection Tomorrow
She was renting a house on 30th in Denver. She'd known for a couple of weeks that her landlord was coming for an inspection, and now it was tomorrow. She had 16 puppies, and the carpet in two large basement rooms had taken the urine.
Oxi Fresh came out that morning. They told her it was too bad and that she needed new carpet, and they left without cleaning it. So she called me. I knew how important it was, so we put her on the schedule and got there by noon.
I could smell the urine from outside the house. That's how bad it was.
This is a no-judgment zone. Puppies happen, life happens, and people call me when they're stuck. I'm not going to judge anybody. I'm just going to do the best job I can.

Before 1: the basement carpet when we arrived.

After 1: the same spot after treatment and extraction.
Why Puppy Urine Smells This Bad
- Volume. Sixteen puppies don't make one spot. They make the whole floor one big spot.
- It goes deep. Urine soaks through the carpet fiber and backing into the pad, where a surface cleaning can't reach it.
- Ammonia. As urine breaks down it gives off ammonia. That's the sharp smell that reached outside the house.
- Uric acid crystals. Dried urine leaves crystals that reactivate with moisture and heat, so the smell keeps coming back until they're broken down and pulled out.
What We Did
- Saturated both rooms with ODORx Un-Duz-It Unleashed from Legend Brands. It combines oxidizers, enzymes and odor encapsulants.
- Used three gallons on two rooms. On urine this heavy, the treatment has to go as deep as the urine did. A light spray only treats the top of the carpet.
- Let it dwell 45 minutes. Dwell time is when the chemistry does its work. I don't skip it.
- Extracted with the truckmount. Hot water extraction flushed out the broken-down urine and the treatment.
- Checked the smell before we left. It was entirely gone.

Why Truck-Mounted Hot Water Did What Low-Moisture Couldn't
Low-moisture cleaning works on the top of the carpet. When urine is in the backing and the pad, you have to put treatment down where the urine is and then pull it back out. That takes real volume and real extraction power.
| What she was told that morning | What we did that afternoon | |
|---|---|---|
| Verdict | Too bad, get new carpet | Treat it and extract it |
| Treatment | None | Three gallons of Unleashed on two rooms |
| Dwell time | None | 45 minutes |
| Extraction | None | Truck-mounted hot water |
| Result | Carpet replacement | Smell entirely gone, same day |
| Cost to her | The price of new carpet | $259 |
I'm not saying new carpet is never the answer. If urine has ruined the pad or soaked the subfloor, I'll tell you that before I start. But "too bad" should come after someone has actually tried. If you want the full method comparison, I wrote up Oxi Fresh vs Colorado Choice.

After 3: ready for the landlord the next morning.
What It Cost
Two large rooms, three gallons of treatment, a 45-minute dwell and truckmount extraction came to $259. That's my standard price. There was no surcharge for how bad it was.
- $119 for the first 3 areas (a hallway counts as an area), $35 each additional area.
- Pet treatment is $45 per room, with my 30-day pet stain and odor guarantee on every spot it treats.
- Stairs $4 each. Closets, bathrooms and landings free.
- Pay by card, check or cash.
Carpet is usually dry in 2–4 hours. Call before noon and I can usually get a truck there the same day.
If Your Landlord Is Coming Tomorrow
- Call before noon. That gives me the best shot at getting a truck to you today.
- Don't spray store products first. They can set stains and fight the professional treatment.
- Tell me how many pets and how long. It tells me how much treatment to bring.
- Don't take "too bad" as the final word. Get it looked at by someone who will actually treat it.
I've done a lot of rental turnovers like this one. A Centennial property manager's unit had dozens of bright yellow stains and the owner was talking about replacing the carpet, and we had it ready for the next tenant the same day.
How I Know Denver
I'm owner-operated, based in Castle Rock, and I've cleaned carpet all over Denver for more than 23 years, including plenty of rentals and basements. Colorado's heating season, October through April, wakes up old urine in carpet pads, so a smell like this only gets worse as it gets colder. I follow the IICRC S100 standard for professional carpet cleaning, and I'm IICRC-certified and BBB-accredited, with hundreds of 5-star Google reviews.
