LVP Floor Cleaning Castle Pines | Remove Murphy's Oil Soap Residue
Getting Murphy's Oil Soap Residue Off Luxury Vinyl Plank Before a Castle Pines Listing
BLUF: The same Castle Pines realtor staging her home for sale had roughly 1,500 sq ft of luxury vinyl plank smudged from repeated use of Murphy's Oil Soap, an oil-based cleaner that isn't formulated for vinyl. We ran the Bona PowerScrubber with a pH-neutral solution across the whole floor, and every bit of the smudging lifted for $399. Eva left us a Google review afterward: “Great job and communication. Appreciate updates and text messages keeping me updated on arrival…”

Problem
The same Castle Pines realtor from our carpet visit this morning also had roughly 1,500 sq ft of luxury vinyl plank throughout the main level, and it had a persistent hazy, smudged look. As the home's only owner in its five years, she'd been maintaining the floor herself, and like a lot of homeowners, she reached for a trusted name: Murphy's Oil Soap.
Diagnosis
Murphy's Oil Soap is an oil-based cleaner made for finished hardwood, not for the polyurethane wear layer on LVP. Used repeatedly, it leaves a sticky residue that builds up in the texture of the plank, dulling the finish and attracting more dirt over time rather than lifting it. That buildup is exactly the kind of smudging that shows up under listing photo lighting, and it doesn't come off with a standard mop-and-bucket approach.
Process
We went over the entire floor with a Bona PowerScrubber, a compact machine with counter-rotating brushes built for this kind of deep mechanical scrubbing, paired with a pH-neutral cleaning solution safe for vinyl's wear layer. The combination of mechanical agitation and the right chemistry lifted the oil-soap buildup without leaving any new residue behind, in line with the kind of resilient-flooring care principles covered under IICRC's hard surface inspection framework (S220) — note that the IICRC's dedicated resilient flooring cleaning standard, S250, is still in development and not yet published as of this writing.
Result
Every trace of the smudging came out. The floor looked clear and even across all 1,500 sq ft. Eva left us a Google review right after, calling out the communication specifically: “Great job and communication. Appreciate updates and text messages keeping me updated on arrival…” Total cost for the LVT cleaning: $399.
FAQ
Can I use Murphy's Oil Soap on luxury vinyl plank flooring?
It's not recommended. Murphy's Oil Soap is formulated for finished hardwood. On LVP's polyurethane wear layer, it tends to leave an oily residue that builds up over repeated use, dulling the finish and attracting more dirt.
What should I use instead to clean luxury vinyl plank?
A pH-neutral cleaner made specifically for vinyl or resilient flooring. It cleans effectively without leaving a film or degrading the wear layer's finish.
How long does it take to remove oil-soap buildup from LVT?
For a home this size (~1,500 sq ft), a single visit with mechanical scrubbing and the right chemistry is usually enough to fully lift the residue, dry within a few hours in Colorado's low humidity.
How We Know Castle Pines
Castle Pines sits at 6,200–6,800 ft, the highest elevation in our core Douglas County service area, and homes in newer-construction pockets like The Canyons frequently have luxury vinyl plank throughout the main level. Low humidity here helps floors dry fast after a wet mechanical clean, which matters when a home is on a tight staging or showing timeline.
